Strata-specific exposures (all components):
- Every in-unit kitchen appliance is owner-maintained under Standard Bylaw 2. The strata corporation maintains nothing inside your unit.
- A leak originating in your unit that damages a neighbour below or common property can trigger a deductible chargeback under SPA s.158 (250K+ in Metro Vancouver) — without a finding of negligence, if “responsible for” bylaw language applies.
